Satisfaction of Housing Estate Residents with Public Utility and Public Service Provision: A Case Study of Housing Estate Juristic Persons Along the Eastern Kanchanaphisek Ring Road

Abstract

This research aimed to study residents’ satisfaction with public utilities and public services in housing estates under the juristic persons of the Eastern Outer Ring Road. The population consisted of 2,367 households, and a sample of 600 residents was determined using Taro Yamane’s formula. A questionnaire was employed as the research instrument, validated for content accuracy, with a reliability coefficient (Cronbach’s Alpha) of 0.91. Descriptive statistics, including percentage, mean, and standard deviation, were used for data analysis. The results showed that residents’ overall satisfaction with public utilities was at a high level (mean = 3.95), with street lighting and road maintenance receiving the highest mean scores. For public services, overall satisfaction was also at a high level (mean = 4.01), with security and garbage collection rated the highest. These findings highlight the essential role of housing juristic persons in managing shared resources to improve residents’ quality of life. It is suggested that integrated management approaches covering both public utilities and public services be developed to enhance efficiency and sustain long-term satisfaction in housing communities.
