A PUBLIC SECTOR CONTROL SYSTEM FOR THE REAL ESTATE BUSINESS IN THAILAND

Abstract

This article is intended to study a check and control system in the public sector to a real estate business in Thailand. It is considered as a key measure for consumer protection in the real estate business. The study will focus on problems that occur and affect the people, the consumers. Laws and regulations concerning the real estate business will be reviewed as well as the management of public sector that are responsible for this business. The findings were shown that there are a lot of problems such as the role of public sector in issuing various kinds of permits and a system of check and control in doing the real estate business. It is undeniable to admit that these problems are weak points that the government should review. The problems are as follows (1) The lack of clarity in public policy (2) The lack of unity in law and regulation (3) The inefficiency of the management in public sector. Therefore the author recommends (1) to develop laws and regulations relating to a real estate business, (2) to integrate the system of check and control in public sector as a guideline to solve these chronicle problems in order to enhance and develop the system of check and control in public sector and furthermore to strengthen and guarantee for the consumer protection in real estate business.
