ความสัมพันธ์ระหว่างการกระจายตัวของที่อยู่อาศัยและการพัฒนาเมืองกรุงเทพมหานคร พ.ศ. 2545–2565

บทคัดย่อ
บทความนี้มีวัตถุประสงค์เพื่อ (1) ศึกษาการพัฒนาที่อยู่อาศัยในกรุงเทพมหานครระหว่างปี พ.ศ. 2545–2565 และ (2) วิเคราะห์ความสัมพันธ์ระหว่างการกระจายตัวของที่อยู่อาศัยกับความเป็นเมืองของกรุงเทพมหานครโดยใช้การวิจัยเอกสารผ่านการรวบรวมข้อมูลจากหน่วยงานที่เกี่ยวข้อง ได้แก่ การเคหะแห่งชาติ ศูนย์ข้อมูลอสังหาริมทรัพย์ ธนาคารอาคารสงเคราะห์ และสำนักการวางผังและพัฒนาเมือง โดยวิเคราะห์ข้อมูลผ่านการสร้างแผนที่การกระจายตัวและแผนภูมิพัฒนาการ ผลการศึกษาพบว่า ความสัมพันธ์ระหว่างการกระจายตัวของที่อยู่อาศัยกับการพัฒนาเมืองสามารถแสดงให้เห็นได้จากอัตราการเพิ่มจำนวนและความหนาแน่นของที่อยู่อาศัยแบ่งตามทำเลที่ตั้ง โดยจำนวนที่อยู่อาศัยที่เพิ่มขึ้นมีลักษณะการกระจายออกจากศูนย์กลางเมือง ในขณะที่ความหนาแน่นของที่อยู่อาศัยยังคงมีการกระจุกตัวอยู่ในเขตเมืองชั้นในและชั้นกลาง ส่วนการกระจายตัวแบ่งเป็นแนวราบที่กระจายตัวตามแนวถนนหลักในเขตชานเมืองในขณะที่แนวตั้งมีการกระจายตัวตามแนวเส้นทางรถไฟฟ้าอย่างชัดเจน การวิจัยนี้ทำให้เห็นว่าที่อยู่อาศัยมีความสัมพันธ์สอดคล้องกับการพัฒนาเมืองของกรุงเทพมหานครในฐานะการเป็นเนื้อเมืองสำคัญแต่ยังขาดการวางแผนแบบบูรณาการทั้งภาครัฐและเอกชน ดังนั้นจึงควรมีการบรรจุแผนด้านที่อยู่อาศัยในพระราชบัญญัติการผังเมือง เพื่อกำหนดแนวทางในการพัฒนาเมือง ปรับปรุงปัญหาที่อยู่อาศัย และสร้างเมืองที่ไม่ทิ้งใครไว้ข้างหลัง
