ปัจจัยที่มีผลต่อการออกแบบและบริหารจัดการทรัพยากรกายภาพกรณีศึกษา โรงแรมราคาประหยัดในเขตจังหวัดแนวพื้นที่เศรษฐกิจตะวันออก-ตะวันตก

Abstract

การศึกษาวิจัยนี้ มุ่งศึกษาปัจจัยที่เกี่ยวข้องกับพฤติกรรมการใช้สอยพื้นที่ของลูกค้าในโรงแรมราคาประหยัด ที่ตั้ง อยู่ตามเส้นทางระเบียงเศรษฐกิจตะวันออก-ตะวันตก เป็นกรณีศึกษา ร่วมกับแนวคิดและทฤษฎีการจัดการทรัพยากรทางกายภาพ โดยเน้นการศึกษาปัญหาทางการจัดการบำรุงรักษาอาคาร (Operation and Maintenance) และการจัดการบริการที่เกี่ยวข้อง (Facilities Support Service) มาตรฐานของการออกแบบโรงแรม ทฤษฎีทางด้านการออกแบบเพื่อต้อนรับขับสู้ (Hospitality Design) และแนวคิดด้านที่พักราคาประหยัด ตลอดจนกรณีศึกษาจากต่างประเทศ เพื่อหาปัจจัยที่ส่งผลต่อการบริหารจัดการทางกายภาพที่พักแรมราคาประหยัด

เมื่อได้ข้อสรุปทางการศึกษาและการทบทวนวรรณกรรมแล้ว จึงนำปัจจัยที่ศึกษามาได้ มาตั้งเป็นแบบสอบถามความพึงพอใจของนักท่องเที่ยวที่มีต่อโรงแรมราคาประหยัด ซึ่งพื้นที่ในการวิจัย ผ่านการเก็บข้อมูลจากการสังเกตเชิงประจักษ์ (Empirical Observation) จากนั้นรวบรวมข้อมูลที่ได้ นำเสนอด้วยภาพถ่าย แผนภูมิ ตารางและการบรรยาย โดยสามารถแบ่งกลุ่มประชากรนักท่องเที่ยวออกเป็น 4 กลุ่มหลักคือ 1.) นักท่องเที่ยวชาวไทย 2.) นักท่องเที่ยวชาวต่างประเทศ 3.) พนักงานขาย (Salesman) และ 4.) นักธุรกิจหรือเจ้าหน้าที่ทางราชการ ที่มาเข้าพักโรงแรมราคาประหยัด รวมทั้งหมดเป็นจำนวน 150 ตัวอย่าง แล้วนำผลที่ได้มาประกอบกับการสัมภาษณ์แบบไม่มีโครงสร้าง เรื่องการจัดการทรัพยากรทางกายภาพโรงแรมราคาประหยัด กับผู้ประกอบการในเขตพื้นที่กรณีศึกษา การสุ่มตัวอย่างแบบชั้น (Stratified Random Sampling) โดยแยกโรงแรมเป็น 3 กลุ่มก่อนแล้วจึงเลือกผู้ประกอบการทั้งหมด 10 ท่าน เพื่อสัมภาษณ์แบบไม่มีโครงสร้าง (Unstructured interview) หลังจากนั้น ทำการสัมภาษณ์สถาปนิกที่มีความเกี่ยวข้องและมีประสบการณ์เกี่ยวกับการออกแบบโรงแรม โดยสุ่มกลุ่มตัวอย่างแบบจำเพาะเจาะจง (Purposive Sampling) เป็นจำนวน 3 ท่าน จากนั้นนำปัจจัยต่างๆ มาวิเคราะห์ อภิปรายและสรุป เพื่อเป็นแนวทางในการออกแบบทางกายภาพโรงแรมราคาประหยัดในจังหวัดเส้นทางระเบียงเศรษฐกิจตะวันออก-ตะวันตก ซึ่งจะนำมาสู่การกำหนดแนวทางและข้อเสนอแนะในการจัดการทรัพยากรทางกายภาพที่เหมาะสมกับการใช้งานโรงแรมราคาประหยัดได้ ในอนาคตต่อไป

Factor Affect to Design and Facility Management Case Study: Budget Hotel in East West Economic Corridor: EWEC

This paper aims to study customer behaviors in budget hotel usable area of budget hotel in East-West Economic Corridor (EWEC) province in case. Due to the concepts and theories of facility management by emphasize in problems of operation and maintenance (O&M), facility support services, hotel design standards, hospitality design theory, budget accommodation concept and oversea case studies. To be discover the influenced factors of facility management in budget accommodation.

The results from the study of literature review are conclusions of the factors. Then study the customer’s satisfaction in budget hotels, the study uses semi-structured questionnaires; and uses empirical observation to provide physical data in photograph, graphic, tables and description formats. The research populations in the study are 1.Thai tourist, 2.foreign tourist, 3.salesman and 4.businessman or bureaucrat those are the customers of budget hotel accommodated. The sampling sizes of research populations are 150 samples. This concludes the results with the non-structured interviews with the selected budget hoteliers by using the stratified sampling method to separate the hotels become to 3 groups and choosing 10 hoteliers. Then, selected 3 samples architects by using purposive sampling method to classified, the requirements of the architects are having professionals experienced in hotel design. Finally, conclude the results with overall factors by analysis, discussion and conclusion to provide design guidelines of budget hotels in East-West Economic Corridor. Through the assignation of facility management in others budget hotels in forthcoming future.
