中国购房者置业诱因:泰国房产市场的研究

摘要

泰国由于其先天有利的自然地理条件、 适中的经济发展水平、 良好的社会人文环境、 成
为东南亚地区中中国消费者购置房产的首选国家。 了解中国消费者在泰国的置业因素与目的的关
系, 可为将来更多在泰的中国人购置泰国公寓的行为提供决策依据, 同时也为当地政府、 政策研
究机构、 开发商及销售代理提供更多业务开办和经营方面的借鉴。
基于文献研究提出的影响中国购房者 8 个因素, 分别是: 泰国住宅价格、 泰国房贷政策、
泰国房产区位特征、 泰国房产邻里特征、 泰国房产税收政策、 泰国房产建筑特征、 泰国房产的物
业服务水平、 泰国房产开发商的品牌和信誉。 并以这些因素与置业目的关系提出假设, 采用定量
研究方法, 并使用问卷调查收集一手资料, 经研究发现影响中国消费者置业目的的因素有 6 个:
泰国住宅价格、 泰国房贷政策、 泰国房产区位特征、 泰国房产税收政策、 泰国房产建筑特征、 泰
国房产开发商的品牌和信誉。 故建议泰国政府可制定适度宽松的购房政策, 吸引中国适宜人群来
泰国工作置业, 同时防止因政策门槛过低而导致的投机和短期套利行为; 建议开发商需在积累品
牌知名度和美誉度的同时根据细分市场特征设计具有吸引力的住宅产品; 建议销售企业根据消费
者的偏好制定营销策略, 提高产品营销的效率。
