The main objective of this research were to study (1) problem of administration of the home loan services (2) development guidelines of the home loan services and (3) the main factors of the success of the development guidelines of the administration of the home loan services of Government Savings Bank Phahonyothin Branch. This study was designed as mixed method research using quantitative research as principle mains point. Questionnaires were used to collect data from the samples of customers of home loan services of Government Savings Bank Phahonyothin Branch. Statistics exercised were percentage, mean, and standard deviation.Research finding were (1) the main problem of Services administration was bank did not set a time frame to operation credit service per one customer. (2) development guideline of bank should clearly notify customers about time frame of each employee for handling customer and (3) main factors of the success of the development guidelines of the administration bank services was bank management should have a vision and also have obvious policy to manage home loan services customer cooperate with the bank and also comply with all rules and regulations of bank.
